Comprising of four homes and set into the bank within a designated Area Of Natural Beauty, our Sandbank Spittal build project offers stunning views over beaches, the north sea and iconic landmarks.

After the team completed the redevelopment of the 1850 court house and jail it was refreshing to undertake a truly different and modernistic development.
A first for GMC - steel structure with timber frame infill construction, brought about new challenges for the team. Warm roof construction with a zinc standing seam finish, slate stone and Abodo timber cladding (a thermally modified product offering superior beauty and durability) with a black coating finished the external walls. Anthracite windows and doors with handless glazed balconies were incorporated into the design to finish the look.
The homes are heated with either a 12kw air source heat pump or a 12kw ground source heat pump. Both powered with 7kw solar PV. Internally the heat is distributed via under floor heating and towel rails. The indoor climate is assisted with MVHR (mechanical ventilation heat recovery).
Each home is finished individually with luxury flooring and bathroom fittings, and multiple lighting options in each room.
