Procurement: Negotiated tender
GMC have recently spearheaded this amazing project to transform the interior of this 1970’s bungalow in Berwick upon Tweed.
The clients came to GMC with an idea on what they would like to achieve but would like GMC to handle the execution of the project.
The project involved removing all existing fittings & fixtures back to the bare walls/floors & celling saving only a recently refurbished en-suite!
The existing heating system was the original boiler installed when the property was built with a gas to heat conversion efficiency of around 70% (for every kilowatt of gas the boiler uses, it will produce a maximum of 0.7 killowatt of heat). Our team plumbing heating engineer advised on a replacement boiler with 99% efficiency and re-housed the boiler within the ample loft space to free up additional space within the utility. The boiler specified comes with a 10 year warranty when fitted by the GMC team.

Oak Room dividers
The project included the remodelling of the master bedroom & bedroom 2 to optimise the floor area. The existing bathroom had a full re-fit with tiles supplied & fitted by GMC with bathroom layout optimised and new fittings supplied & fitted.
The kitchen & living room received the most dramatic changes, removing an existing cupboard which housed a redundant hot water cylinder (switched to combi boiler housed within the loft).
Fitting Oak bi folding doors between the 2 rooms giving the owners the flexible option of opening the 2 rooms or dividing when required.
The living room received an engineered oak floor with a morso wood burning stove for space heating sitting on a granite hearth. Home refurbishment
GMC supplied and fitted a beautiful new modern kitchen from the Symphony range with fitted NEFF appliances and mistral work top. With the same engineered oak floor flowing through from the living room. A wine cooler included in the design, both functional and breaks up the long run of units!
All the internal doors were replaced with oak Dordogne with chrome door ironmongery.
The painting & decorating crew completely refurbished the whole property lining walls and finishing the property to an amazing standard.
The preparation of the walls was the main task, sanding back layers of wall coverings then filling and sanding back to a smooth surface before redecoration to the clients taste.
The GMC team replaced both front & Back doors with modern insulated composite units and replaced the remaining windows with modern low maintenance double glazed UPVC windows.
The GMC property management team housed the customers with temporary accommodation at a subsidised rent during the construction phase of the project.
