GMC were invited in at tender stage to provide costings for the complete refurbishment of this circa 1800’s built cottage. The property had had the external walls lined with plasterboard fixed with gypson plaster dot and dab method. This type of fixing was sucking moisture through the solid external wall and showing as damp on the interior of the property. The scheme included removing existing fittings and taking the the property back to the bare shell.
Once GMC’s tender was accepted we were invited to advise on energy saving measures to reduce both the carbon impact of the property and reduce the running costs. GMC came up with a scheme to increase the amount of insulation, strap the external walls were possible providing both a moisture barrier and adding rigid board insulation between the studs and on the face increasing the thermal performance of the wall.
With the introduction of a wood burning stove to the living room, a charn-wood country 4kw, while the stove is on the heat from the stove should percolate through the whole property. For convenience the client has elected to have high efficiency water filled electric radiators fitted to some of the rooms as back up when the stove is not on.
While the work was being carried out GMC came across a wood worm infestation. This information was promptly related to the client with photographic survey report. GMC were able to provide a complete insecticide spray of the timbers complete with 30 year warranty on the work.
